Great Southern's service is all-inclusive. We manage property bank accounts, leasing, employees, maintenance, resident relations, insurance, and marketing. We prepare an annual operating budget to facilitate planning, forecasting and to manage and maximize cash flow throughout the year. Our staff provides detailed reporting so you can track financial growth, performance of operating budget, and maintenance.

Our philosophy is to maximize the use of all resources. In support of long term growth, we recommend and implement capital improvements, retrofits and renovations as needed.

Great Southern will work to increase property values and net income through innovative yet proven business practices. These include new revenue streams from technology add-ons; multiple resident renewal strategies; lease optimization; and proactive property maintenance.

Getting Started—Existing properties
Prior to assuming management of an existing property, our senior staff will conduct a detailed audit of bank accounts, mortgages, budgets, income; leases and resident history; evaluate employee records and payroll; review marketing practices; and inspect physical property thoroughly. This process results in a reality-based summary of current operating conditions, and serves as a base-line from which investor-owners can measure performance of the Great Southern management team.
